Finance your investment properties with no income verification required. Qualify based on property cash flow, not personal income. Perfect for real estate investors, self-employed borrowers, and portfolio builders.

Debt Service Coverage Ratio loans make it easy to grow your real estate portfolio by using the rental income from your investment properties to qualify for financing.

While the guidelines and parameters mentioned reflect standard DSCR loan requirements, we understand that every investment opportunity is unique. Options outside of these parameters may still be considered. Contact us to discuss your specific investment scenario.

Your DSCR

Formula: Monthly Rent ÷ Monthly Debt Payment = DSCR

Eligible properties include 1-4 unit properties, condos, and townhomes. Both short-term and long-term rentals are permitted.

Investment properties only

Most programs require a minimum DSCR of 1.0 to 1.25. Options with sub-1.00 DSCR may be considered with compensating factors. Higher ratios may qualify for better rates and terms.

Loan amounts from $75K to $3M. Fixed and ARM options available with interest-only payments offered.
